Tattered Cover Colfax Avenue

ADAPTIVE REUSE

COMPLETED: 2006
LOCATION: Denver, CO
PROJECT AREA: 25,000 SF

The Bonfils-Lowenstein Theater, a treasured Historic Denver Landmark, is the
headquarters for the Tattered Cover Bookstore. Situated beautifully across the street
from the City Park Esplanade, the Theater demands your attention.

Kevin Koernig, AOR*, transformed the exterior experience of the building by converting a once
dull alley into a lively continuation of the City Park Esplanade. The old theater’s seating,
balconies, and handrails are all honored in the new design.

The inviting entrance to the 25,000sqft bookstore is identified by a new overhang over the existing blond brick and terracotta building. St. Charles Town Company was awarded the 2006 Community Preservation award from Historic Denver.

*This project was completed while Kevin Koernig was principal of the Denver office of The Lawrence Group Architects.  Geneva Kowalski was also part of the design team for this project.
