This project on a corner lot in the South Sloan’s Lake neighborhood in Denver is part of an area zoned for higher density under the currently Zoning Map. The building form uses the town home building form to create 4 units on the site, which drops significantly to the south.

Each unit is between 2,100 – 2,300 SF with a detached garage and exterior patio space as well as a large roof top patio with views of the city or the mountains.

SK2 and the owner toured several projects with similar building forms around the Denver to study the approach to the front door, public / private “defensible space” for each unit, and interior layouts. The goal was to make sure that the stair didn’t encroach upon the floor plan and that each unit felt comfortable and private.

SK2 also developed a design lexicon for the form based on mid-century modern elements. The window styles, roof slopes, and color palette were used to create a modern mid-century home that could be mistaken as one house instead of 4 units.
